Sparta is not a subdivision town. The housing stock is unusually varied, and that changes what goes wrong.
Many of the houses around Lake Mohawk, Lake Grinnell, and Seneca Lake started as seasonal cottages and were winterized into year-round homes decades later. The original heating was never sized for a January in the Highlands. What happens is predictable: the system keeps up fine through November and then falls short during the first real cold snap. If your house is comfortable in fall and cold in January, that is almost always a sizing or distribution problem, not a broken part.
A lot of Sparta homes have been expanded over the years without the heating system being resized. One room is always freezing. That is a load and duct problem, and it can usually be fixed without replacing the whole system.
Older Sparta properties frequently still run on oil, sometimes with tanks that are past their service life. If you have natural gas in the street, a conversion is worth pricing out.

Sparta Township uses form F145, the Mechanical Inspector Technical Section, for residential replacement of furnaces, boilers, air conditioning, water heaters, chimney liners, and tank installations. Furnace and tank work also triggers the F140 Fire Subcode section. Both get submitted with the standard Construction Permit Application.
The township allows up to 20 business days to review a complete application, and as of April 2024 all inspections must be requested in writing. Mechanical inspections run 10 AM to 3 PM, Monday through Friday.
Straight repairs and like-for-like component swaps generally fall under ordinary maintenance and do not require a permit. Full replacements, fuel type changes, and any modification to piping or ductwork do.
We pull the permits and schedule the inspections. If a contractor tells you a furnace replacement does not need a permit in Sparta, that is a reason to call someone else.
